The Project is a proposed acquisition of a 204 room, 14-story, 128,154 square feet Hotel Ava located on a 1.26 acre site at 800 Garden Street, Laredo, Texas 78040. This property will require a renovation period that is over an approximate 12 to 18 month timeline. The property will target both extended and non-extended stay corporate and leisure travelers in the Southern Texas region – a city on the Mexican border.

Investors will become limited partners in the Partnership. The General Partner will be Shreem Partners, LLC, a Texas limited liability company.

Hotel Ava is positioned just 2 miles from the Mexico/USA border on major highway I-35 being one of the closest hotel accommodation to the four international bridges and is only 5 miles from the Laredo International Airport which connects to major cities such as Dallas, Houston, and Las Vegas with daily flights.
